Look Out! 4 Roofing Consultation Red Flags
4 Red Flags To Look Out For During Your
“Free” Roofing Consultation
Choose An Honest Northern VA Roofer
With A Great Reputation
At Milcon Design & Build, our roofing consultations are designed to educate, NOT sell. We tell you everything you need to know about your roof replacement needs and trust you to make the decision that’s best for you.
But that’s not always the case with roofers in Northern VA. In fact, many “roofers” are roofers SECOND, and salespeople FIRST. Their job is to say what they think you want to hear so you’ll choose them.
As you might imagine, this leads to a world of trouble for many homeowners, such as:
- Low-quality materials put on your roof
- Expensive change orders after the project begins
- Not providing a complete roofing system (i.e. only installing shingles)
The good news is you can avoid a poor experience by recognizing the warning signs during your roofing consultation. And when you notice them? Show the roofer the door.
#1: Tightlipped About Materials
Imagine you buy an engagement ring. The merchant tells you “It’s the best material — the highest quality.”
Naturally, you might respond, “Well, okay… what material is that? Diamond? Gold?” You wouldn’t blindly trust it’s the “best” material — you’d verify it.
Now, why would you verify the engagement ring is actually made of the best materials? It’s because you know a low-quality ring may LOOK like the real deal when you buy it, but it’d ultimately fade and turn your wife-to-be’s finger green after a few weeks.
Your roof’s no different — it’s only as good as its materials. And, you should always verify your roofer is using the best shingles, ridge caps, ventilation… the whole nine yards.
Unfortunately, the use of low-quality roofing materials is a major cost-saving technique among “red flag” roofers. They may sell you on a “quality” roof, neglecting to explain the materials they use. In many cases, the material looks nice initially, but it doesn’t last.
Well, you never have to worry about that at Miicon Design & Build. We use GAF roofing materials — the best in the industry for residential roofing — hands down.
#2: No References
We get it — everyone has to start somewhere. But your roof is too valuable to trust in the hands of a rookie. In other words, don’t be an inexperienced roofer’s guinea pig.
So, if a roofer can’t provide case studies and referrals for projects that are similar to yours, it’s a big red flag.
At Milcon Design & Build, we gladly show our work. You can see our project gallery, and we regularly post case studies. This way you know the roof you’re getting. There are never any guessing games or blind faith involved… only quality references that PROVE we’re experienced and do great work.
#3: Insanely Low Quotes
Look, we understand — everyone wants to save money where they can, especially with inflation on the rise.
But the most expensive roofing project is the one you have to do twice. In other words, if you accept a low quote and the roofer screws up the job and/or uses low-quality materials that inevitably fail, you’ll likely have to pay twice.
More than that, low quotes are often a “foot-in-the-door” technique. They want you to sign the dotted line, and then they’ll hit you with surprise change orders after they “find issues they didn’t see on the initial inspection.”
So, it’s best to stay away from quotes that seem “too good to be true” — because they usually are.
#4: Inflated Quotes
You know the saying “You get what you pay for?” Well, in roofing, it’s partially true. You shouldn’t accept the lowest quote with any high expectations in terms of quality. But you shouldn’t necessarily accept the highest quote, either.
There are steps roofers can and should take to keep the price down as much as possible. For example, at Milcon Design & Build:
- We cut out the middleman as much as possible, keeping your material costs low
- We don’t use salespeople (so not a dime of your payment goes toward someone’s commission)
- We know we’ll get the job done right the first time, so we don’t fear expensive costs to repair mistakes
- We don’t have national marketing campaigns that eat away at our profit margins (as many national companies do)
So, we’re not the cheapest. But we’re not the most expensive, either. You’ll get a great roofing system with excellent materials at a better price than the large national companies.
